The best way to see what buyer’s are willing to pay for your home is to see what actual buyers have actually paid for comparable homes in your actual area. The truth is, many times a home’s market value can be less or more than the actual value to build the home on the lot from scratch. Listing the home too much higher than the market value can be detrimental to the sale of your home because most Buyers, and the real estate agents advising them, will think you’re an unreasonable Seller and most of the time will not even take the time to schedule to see your house. Statistics show that the longer your house is on the market, the lower your chances get for finding a buyer who’s ready, willing, and able.
